Triquetra Construction Group was appointed to undertake a comprehensive programme of refurbishment and improvement works to a commercial property in Dartford, encompassing internal, external and building services upgrades.
The project involved extensive enabling and strip-out works to prepare the building for its next phase of use, including the removal of existing floor finishes and previous tenant alterations within the warehouse areas. The existing WC and tea-point facilities were also stripped back, with surfaces prepared to receive new finishes and sanitary installations.
Internally, the works included the refurbishment of welfare facilities, installation of new sanitaryware and associated finishes, together with upgrades to the building’s electrical and life-safety provisions. A new compliant emergency lighting system formed part of the programme, alongside other improvements designed to enhance the functionality and suitability of the property for future occupation.
Externally, the scope incorporated repairs and improvements across the building and surrounding site. New timber fire-exit doors and associated ironmongery were installed, together with new sensor-controlled LED floodlighting to the flank and rear elevations. Existing glazed shopfront-style windows and doors were also inspected to identify and undertake the necessary repairs, while vegetation clearance and general improvement works were carried out around the perimeter, hardstandings and external areas.
Access to the elevations and roof areas required a carefully planned scaffold and access strategy, including specialist provisions for high-level works. The project also incorporated coordination and attendance for the proposed installation of a new solar PV system, ensuring the wider refurbishment supported improvements to the building’s future performance.
The completed scheme brings together a diverse range of construction disciplines, from internal refurbishment and building services through to external repairs, access and site improvements, demonstrating Triquetra’s ability to coordinate and deliver comprehensive commercial refurbishment projects through a single, managed programme.
An additional service to each individual lessee was offered where windows could be fully overhauled to ensure they were fully operational.
The project was completed on time and under budget.
