Triquetra Construction Group completed a comprehensive programme of landlord alterations and refurbishment works in Tunbridge Wells, preparing the ground floor and basement commercial unit for its incoming tenant while undertaking significant improvements to the wider building.
The project began with an extensive strip-out, taking the ground floor and basement back to shell condition. Existing ceilings, partitions, floor coverings, wall linings, fixtures and redundant mechanical and electrical installations were carefully removed, providing a clean foundation for the subsequent tenant fit-out. Existing services were adapted and separated where required to provide independent provisions for the commercial unit and residential upper parts.
A significant element of the scheme involved addressing historic damp within the basement. Working alongside a specialist damp-proofing contractor, a new cavity drainage system was installed to the front vault and external basement walls, incorporating new drainage channels and a sump pump. Associated works included alterations to existing services, raising the floor level within part of the basement and reinstating walls and finishes following completion of the waterproofing works.
The project also required substantial alterations to the building layout and access arrangements. Two new partially glazed entrances were formed within the existing shopfront, providing separate access for the commercial premises and residential upper floors. Existing rear openings were infilled, internal partitions were removed to create a new access corridor, and new fire-resistant partitioning and ceilings were constructed to provide the necessary separation between the commercial and residential areas.
New electrical infrastructure was installed to serve the landlord’s common areas and upper floors, together with a new distribution board, power and lighting provisions and certification on completion. The works were carefully coordinated around the requirements of the incoming tenant and neighbouring occupied properties, with particular consideration given to access, noise, dust and disruption throughout the programme.
The completed project demonstrates Triquetra’s ability to manage complex commercial refurbishment schemes involving structural alterations, waterproofing, fire protection, building services and multiple specialist trades, delivering a coordinated solution that prepared the property for its next stage of occupation.
